This is guide to the house and the local area which we hope will make your stay really enjoyable here. This part of Norfolk has much to offer and access around the coast and beyond is quite straight forward. Sand Martins is a really special place for us, and we hope you enjoy staying here as much as we do.

The wifi code can be found on the back of the router which is behind the tv.

Parking is available for one car only at the rear of the property please, to access this area drive past the cottage on your left on Back Street and continue to the T junction in the middle of the village. Turn left and then immediately left again onto Munhaven Close then drive past the Doctors surgery on the left continuing straight ahead into the garages area. Continue towards the brick wall at the end and if available you can park here. Do not park adjacent to the drive for our neighbours (No. 18) this access is in constant use. If questioned by owners of the garages, please state you are staying at 16 Back Street (Sand Martins). Parking is on a first come first served basis we have no right to the space. There is additional parking on the road opposite beside the GP surgery (Munhaven Close) and a free time restricted car park is located in the centre of the village beside the shops (1 hour). For longer term parking if needed for additional vehicles during busy times or having visitors there is a pay and display car park on the sea front across Gold Park beside the crazy golf and outside gym area. Please make yourself at home, we would appreciate it if you can replenish any items, especially essentials (Toilet Rolls!) Anything that is left out is available to use. Spare duvet sets will be found in the bathroom cupboard. Please leave any used bedding in the washing machine but do not switch on when you leave. 

There are 2 key boxes, one at the front door the other at the back door. Please ensure the keys are returned to the boxes when you leave. The key to the ‘Nest ‘will be in the house beside the microwave. Accidents happen, if there are breakages, something is missing etc. please let us know. 

We welcome your dog to Sand Martins, however, please do not leave it unattended in the house at any time unless it is crate trained (Stored in the nest). Please keep the garden clear of dog poo, especially when vacating the property at the end of your stay. There are plenty of dog friendly walks around the village, the beach immediately in front of the village has restrictions on dogs from April until October, otherwise you are free to let the dogs run on the beach outside the confines of the village. The route east past the lifeboat station has the quickest access to the beach where the dogs are free to run off the lead. We have had reports of Palm Oil deposits on the beach, this can be harmful to dogs. (May 2021)

The collection day is a Monday. The bins are located at the rear of the property. There is a recycling bin (green) and normal waste (black)

The hot water is on demand. The heating thermostat is located in the kitchen on the wall beside the cupboards to the right of the fridge. It is set to provide a comfortable temperature around the house throughout the day however if more heat is needed then just gently press the side of the thermostat against the + symbol to turn the heating on or the – sign to turn it down. It is a smart thermostat which allows it to turn the heating on and off throughout the day and night and can be controlled remotely. The manual change lasts for 2 hours when it reverts to the default setting. When leaving the property there is no requirement to turn the heating off.

The TV has the full BT VIP TV package including Now TV which covers most popular Sky Channels including sport and movies. BT Sport is also available. To turn the tv on use the Samsung tv remote and use the BT remote for the guide and channel selection channel selection. The Samsung remotes can also control the BT TV box.  The tv also has Amazon Prime, Spotify and Netflix. BBC iplayer etc. You will need to log in with your own details to access these facilities. Please log off after use when you leave otherwise the next guests will be able to use your subscriptions! Please check the BT TV box is purple when turned off and it is blue when on (similar to the BT hub colour). Terrestrial TV reception in North Norfolk can be intermittent at times!

The house is non-smoking (including vaping) this includes the garden. There is a fire blanket in the kitchen and an extinguisher in the cupboard left of the larder cupboard. Please use the fire guard when the log burner is in use. Please note the exits from the house. There are 2, the front door leading to the garden and High Street, and rear exit to the exit to the garden. The house has smoke detectors and heat detectors in the kitchen. If cooking with oil, please attend the hob at all times.

Due to the age and nature of the house the floors are uneven in places.

There is a Bose  bluetooth speaker in the front bedroom which can be accessed on your portable devices by pressing the bluetooth symbol on the remote control, it has been named 'sand martins'.
